Real Estate Loans
Currently there is a demand for long term financing for office buildings, office-warehouse, bulk-type warehouse, retail, industrial, owner-occupied buildings, apartments, and manufactured housing communities. We will assist you with SBA 7A and 504 loans.
Loan Amount
Loan amounts are typically between $1,000,000 and $50,000,000, but we will entertain larger transactions if it makes economic sense.
Terms
Typical terms are between 5 and 10 years fixed with at least a 20 year amortization schedule, with the longest amortization to be 30 years and that is usually for multi-family projects. We will assist you to obtain the terms the borrower desires, if they are within reason.
Recourse (Guarantee)
Some loans are Non-Recourse depending on the quality of the real estate, age of the property, and borrowing entities strength.
Rates
Most interest rates are tied to the corresponding Treasuries or Corporate Bonds. Usually minimum debt service coverage is 1.20 with a minimum of 75% LTV (Loan To Value) depending on property types.
Lenders
Most of the lenders are small to medium size insurance companies, other institutional lenders such as conduit lenders, and small to medium size banks.
Turnaround Time
Typically turnaround time is 24 hours to give a borrower an indication of whether the loan request is feasible predicated we receive certain information.
