EXPERIENCE:
      Been in Commercial Finance for the past Twenty-Five Years with primary background in Commercial Real Estate Financing and Brokerage.

REAL ESTATE LOANS:
      Emphasis is being placed on Long Term Financing for office buildings, office-warehouse, bulk type warehouse, retail, industrial, owner-occupied buildings, apartments, and manufactured housing communities. Will do SBA 7A and 504 Loans.

LOAN AMOUNT:
      Minimum $1,000,000 to $50,000,000, but will entertain larger transaction if the Real Estate Loan makes economic sense.

TERMS:
      Typical terms are between 5 to 10 years Fixed with at least a Twenty-Year Amortization schedule, with the longest amortization to be Thirty Years and that is usually for Multi Family Projects but can average most any terms that the Borrower requests within reason.

GUARANTEES:
      Some maybe Non-Recourse depending on the quality of the real estate, age of the property, borrowing entities strength.

RATES:
      Most Interest Rates are tied to the Corresponding Treasuries or Corporate Bonds. Usually minimum debt service coverage is 1.20 with a minimum of 75% LTV depending on property types.

PLACEMENT:
      Most of the Lenders are small to medium size Insurance Companies, or other Institutional Lenders such as Conduit Lenders, along with small to medium sized banks.

TURNAROUND TIME:
      Typically turnaround time is 24 hours to give a Borrower an indication of whether the Loan Request is feasible predicated we receive certain information.
